Property Zoning Change Process

1. A request for property rezoning is filed by the Township Trustees, Zoning Commission, or Zoning Inspector.

2. The applicant is given an RC 519.12 Application for Property Zoning Change. The completed form is submitted to the trustees for approval. Initial property descriptions, layouts, and designs may be required.

3. Marion Township Trustees review the form and any necessary documents and forward them to the Marion Township Zoning Commission.

4. The Marion Township Zoning Commission reviews the application and documents. After initial approval, the request is sent to the Mercer County Zoning Board.

5. The Mercer County Zoning Board reviews the submitted packet and makes recommendations back to the Marion Township Zoning Commission.

6. Following county review, the Marion Township Zoning Commission schedules a public hearing for rezoning approval. If approved, the request is forwarded to the Marion Township Trustees for final approval.

7. The Marion Township Trustees review the request and either approve the rezoning or require revisions to the submitted plan.

8. If required after the property has been rezoned, the Marion Township Board of Zoning Appeals schedules a public hearing for setback or other miscellaneous variance requests relating to the newly rezoned property.

9. Property owners or builders may then apply for the appropriate zoning/building permit through the Marion Township Zoning Inspector.
